    Using MarketEdge Lease Comparison & Analysis

    MarketEdge Lease Comparison & Analysis by RealNex empowers Commercial Real Estate professionals to make faster, more informed leasing decisions. Users can compare multiple proposals/lease scenarios, evaluate financial ramifications, and generate branded collateral with ease. In this guide, we’ll cover how to get started, optimize comparisons, and produce impactful reports.

     

    Accessing Lease Comparison & Analysis

    1. Log in to your RealNex account and use the Apps Nav menu to open MarketEdge Lease Comparison & Analysis.
    2. Click ‘New Analysis’ to begin comparing lease options for your Tenant and/or Owner
    3. Name your Analysis, set the Analysis Type and set the remaining Analysis Settings

     

    Setting Up Your Proposal/Lease Comparison

    1. Input property and tenant details relevant to your scenarios under the "General Data" tab.
    2. Use the "Lease Data" tab to enter lease details (Base Rent, Recoveries, Improvements, Fees, Deposits, etc.) and escalations.
    3. Use the sub-tabs to enter competing proposal/lease terms.
      • Owner Rep
        • Use "Base" as your Owner's minimum lease requirements, other "Proposal" tabs are to compare and analyze against the Base.
      • Tenant Rep
        • Use "Lease 1" as your Tenant's budget and use the other "Lease" tabs to track competing proposals on the same space OR similar proposals across different spaces your Tenant will consider.

     

    Analyzing and Refining Lease Comparisons

    1. Still in the "Lease Data" tab, review occupancy data and preview cash flows.
    2. If needed, adjust variables (or copy lease data to another "Lease" tab) to model negotiation points or what-if situations.
    3. Use the "Analysis" tab to visualize individual Lease data using built-in charts and graphs.
    4. Use the "Summary" tab to compare Lease data, side-by-side

     

    Sharing Lease Analysis Results

    1. Use the checkboxes to choose which pages to include from RealNex’s professionally-designed report templates in the "Presentation" tab
    2. Click "Select Cover Page" to customize the report's cover page format/layout, edit content as needed.
    3. Click "View/Share" to download, print, or securely share your analysis with clients and stakeholders.
